Our Wood Floor Sanding And Refinishing Process
STEP 1
The qualified technician will give your floor a thorough clean and will punch nails deeper into the boards where required.
STEP 2
We use a weighted rotary sander, which removes less timber than a belt sander, to keep your floors in great condition for years to come.
STEP 3
By using progressively finer grades of sandpaper to remove scratches and discolouration, we can give your floor a smoother finish.
STEP 4
We work on the edges with a hand-held rotary sander, with a final sand using an orbital sander to leave a smooth, scratch-free finish
STEP 5
We then apply a barrier seal to your floor to prepare it for coating. If required, this can be followed by a thin coat of with a desired toner.
STEP 6
The application of two coats of a high density, two-pack water-based polyurethane ensures a durable finish.

Our weighted rotary sander takes off less wood than a belt sander used by other companies. This means we can refinish delicately engineered timber floors, without causing damage while ensuring a great result.
We also use at least 3 grades of sanding discs (coarse, medium and fine) to reduce the risk of sanding scratches or sanding swirls.
We’re Upfront About Costs
When we quote, we include everything so there are no surprises. We do charge a $30 fee to inspect your floor and provide a quotation, which is refundable when you pick us for the job.

FAQ ABOUT FLOOR SANDING
It’s easy enough. You just need to remove all furniture and personal items from the rooms that we will be sanding. Note that we can work around really heavy items in place such as your fridge if it’s too hard to move.
Small jobs, such a single room, can be completed in a day. Medium size jobs (up to 75 square metres) will usually be completed in two days but may require three. Time frames for larger jobs will depend on the size of the job and the work required. Your technician will be able to give you a time frame when they inspect the job. Staining and customer colour options such as whitewashing will increase the job time by 24 to 48 hours, depending on the size of the job.
Your floor will be ready to walk on the following day, although we recommend just walking in socks for the 36-48 hours. Furniture can be replaced the following day, providing new furniture pads are placed under your furniture to prevent scratching. Heavy items with wheels such as furniture trolleys and fridges must be kept off the floor for 1 week. The same applies to floor coverings such as rugs.
E-Dry uses skilled 2 man crews (no junior apprentices) and rapid curing two-pack floor coatings that allow us to apply multiple coats of polyurethane to your floor in a day. This is in contrast to other floor sanders who often use a technician and a junior apprentice and apply two or three solvent-based coatings over two or three days.
If the area to be sanded does not include regularly-used rooms such as bedrooms and kitchens, then it may be possible for you to stay in the house. However it is important that the rooms being sanded are completely free of traffic, so you won’t be able to access them during the sanding process. If you are considering staying in the house, keep in mind that you may find the noise unpleasant. It is especially recommended that if you are pregnant or suffer from asthma that you find alternative accommodation while we are working on your floors.
E-Dry uses high-quality two-pack water-based floor coatings with rapid curing times and minimal odours. In most cases you will struggle to detect an odour four hours after the completion of the job, meaning there will be no odour when you start using your freshly sanded rooms.
E-Dry uses a dust capture system that collects the great majority of dust we produce. You may find a light film of dust on some surfaces in areas where we are sanding, but we will wipe down these surfaces as part of the job.
We can sand out most damage to your wooden floor. However, some pre-existing issues may remain or could affect the final finish of your floor. These include:
1) Deep cuts in your floorboards (from carpet trimming knives, for example). This is because sanding out deep damage would require sanding the boards to a dangerously thin level.
2) Water Damaged or weathered floorboards may require replacing or may affect the even-ness or tone of the final result.
3) Urine damaged floor will have dark stains that may remain.
E-Dry provides floor sanding and polishing services for hardwood and engineered wood floors. Engineered floors have a 2-3mm timber veneer over MDF board, that can be safely sanded using our rotary sanding process.
